Zones to understand
- Public maritime-terrestrial domain (dominio público marítimo-terrestre), which cannot be privately owned.
- Protection easement zone (servidumbre de protección), generally 100 metres, or 20 metres in certain urban areas, with use restrictions.
- Transit and access easements.
- Influence zone affecting planning density.
Practical implications
Buildings within protection zones may be subject to restrictions on enlargement or change of use. Some pre-existing properties hold concessions rather than freehold title. Delimitation lines (deslindes) can be revised. Each case requires examination of the specific delimitation and planning documentation.
